Excessive luxury in Lisbon: too salty real estate
Lisbon is undoubtedly a unique reality. Considered one of the most expensive cities in the world in terms of real estate, it seems that it intends to maintain that record for much more. Although many nations have opted for the devaluation of real estate due to the pandemic, the same cannot be said for Portugal. Rather. We are talking about a diametrically opposite situation. It is therefore of primary importance to be able to fully understand this phenomenon. This is why we at Realigro have decided to analyze the Portuguese reality.
With a small but interesting column. So, if you are ready, we can inaugurate it!
We assume that the excessive luxury found in Lisbon does not fall into the standard segment to which the typical demand for real estate is aimed. Everything is in fact limited to the luxury target. But what is this increase? Analyzing the price curve of the last ten years, there is an increase of 98% between 2010 and 2020. A considerable rate, especially if we take into consideration the fact that Lisbon was already considered one of the places before this period. most expensive in the world, both in terms of real estate prices but also in terms of living costs
In the next few lines, we will try to understand what led to such a strong increase that it certainly cannot have been supported solely and exclusively by the pandemic crisis of recent months. According to statistical surveys, everything was driven by the increase in demand from foreign investors. The latter have bet, in the proper sense of the term, on Portugal thanks to the '' Golden Visa '' program. This government initiative, inaugurated in 2012, represented a decisive turning point. In fact, visas are issued to European citizens and not through the purchase of properties with a value exceeding 500 thousand euros.
All this has therefore made it possible to expand interest in this nation. The question that arises is the following: how much does it cost to buy a property, obviously luxury, in Lisbon? Currently, in order to become the owner of a '' basic '' luxury home, you start from 8,500 euros per square meter. But prices can also reach 11 thousand (based on the reference area).
However, a value that remains equally below the world average for luxury real estate. Compared to 42 thousand euros per square meter in Hong Kong, 23 thousand in New York, 17 thousand in London and 15 thousand in Paris.
The experts, however, do not leave high hopes for those who want to be interested in this market in progress. Indeed, the distance between these breathtaking capitals and beautiful Lisbon is expected to narrow over the next five years. This is why it would be better to literally throw yourself into the current real estate, without remaining outside it for an excessive future increase.
