Non-residential in Europe : record

More than 100 billion euros. These are the figures that represented the last quarter of 2019 for the European non-residential property market.
An increase of 3% compared to the previous year, which obviously marked a positive start for the current year. It should therefore be emphasised that a market which does not usually emerge as a residential market can play a key role at European level.
For this reason, we have decided to devote an article to this very phenomenon, but, above all, we will try to understand how, in the main European countries, this trend towards non-residential real estate has declined.

Let's start with the nation that has made the entire European system suffer the most. We are talking about the United Kingdom, which officially left the European Union on 31 January. Contrary to what one might have expected, it is this very land that has represented the largest market for non-residential real estate in years. The Brexit effect, however, was not long in coming. The brake was, in percentage terms, 18%. The second consecutive year of stalemate, generated obviously by the instability of the real estate market but above all by the lack of confidence on the part of investors.

The focus was on the Netherlands. Exactly the fourth European market in real estate . Strangely enough, there have also been falling transactions, probably due to the general increase in prices. Let us also remember that the Netherlands is one of the countries with a higher life expectancy than the European average. It is also, of course, in the non-residential sector.

Germany, on the other hand, we can say with certainty, has contributed to an increase of a good EURÂ 12Â billion on the international scene. A real record for the country, which for the first time broke its previous record of 2007. In detail, Berlin and Munich have already invested over EUR 10 billion (each) by the end of 2019.

In its own way, France has represented a highlight. With investments reaching 40 billion euros, it seems to have qualified as one of the most attractive nations for investors. In all its regions, there has been consistent and constant demand, which has contributed to the radical improvement of the national non-residential market.

But which category represents the main one in this sector? Without a doubt, the offices are at the top of the ranking. By making 47% of investments converge in the market. A good 6 % more than last year. In fact, there are about 20 operations that have reached 20 billion euros. A real rebound compared to 2019.
The main investors in the sector, however, are European, while the American portfolios have contributed to reaching this high level.

It is, of course, not easy to understand what the future trends will be, bearing in mind that this is not a single country, but a macro area. What is certain, however, is that we will always be up to date on the subject!
