Real estate and logistics: the perfect combination for 2019

As we know, the real estate sector is well connected with other economic and financial areas of the company. From a survey conducted by CBRE, the "Investor Intentions", on a sample of Italian and foreign real estate investors, showed that in the current year, investment intentions will certainly not be reduced by the general slowdown that has hit the economy Italian. Rather.

 The presence of extremely favorable interest rates and an economic cycle that promises to be free of particular negative shocks, will have a more than positive impact also on the brick market. Italy has not lost its charm in recent years, despite periods of extreme difficulty, to the point of attracting (still) numerous foreign investors and tourists.

But how did they decide to pool their resources? Analyzing the individual sectors, the hotels have brought in capital of around 1,320 billion euros, bodes well for 2019. In fact, growth volumes guaranteed by international investors are expected, especially for the benefit of large hotel companies.

So what is the crucial role of logistics?
The numbers speak for themselves: 18.45% of investments are dedicated to this sector, above all connected to the office sector, which provides for a consolidation of the trends linked to serviced offices and the notorious coworking environments.

Among residential real estate emerge the "multi-family", the "co-living" and the "micro-living", new formats that are increasingly affecting even the youngest investors.

Which are the most active cities in this area? The two capitals obviously: Rome and Milan.
In fact, in these two areas, luxury segments are emerging, including in the real estate market, with important territorial redevelopment projects accompanied by new development opportunities. 69% of respondents said that the "student" segment will probably become a first-class asset class. Great interest also towards healthcare, which exceeds 6% last year, reaching two percentage points more. Why is the Italian real estate market increasingly attractive to foreign investors?

Undoubtedly due to the low birth rate, which is revealed with an early aging of the population.

Redevelopment is therefore the watchword for this vintage, but above all the key to making the Italian real estate market even more attractive and winning than its competitors.
