Expropriation to relaunch the real estate: the African turning point!
Usually, when deciding where to open a construction site, dedicated to the construction of a residential area, various factors are examined. First of all, the territorial conformation of the area, followed by the plan for the finalization of the project itself. Last but not least, the prospect of the question: will it be "interesting" for a potential buyer to invest in that area?
Although these questions are therefore "ritual", in some circumstances the necessity implies the impossibility of giving weight to such questions. This is what is happening in Africa, specifically in the city of Ekurhuleni.
What is the phenomenon that is leaving the real estate world without words? And above all, why has it come so far?
Let's go in order, analyzing in detail the political and social situation of the country.
The African National Congress has proposed a "seizure" of an area of hundreds of acres of land, by private owners, for the construction of housing ... at very low cost.
This is because of the crisis that the local market is experiencing, which, in every sector, needs a sudden recovery, such as to pull the economy towards better levels.
We must also remember the social unease that is still present in this land. Two years ago, the so-called ‘apartheid’ was still rooted. Undisputed symbol of this dramatic circumstance, it is represented by the ownership of private lands in the hands of the white minority.
Therefore, this reform is oriented not only to a quantitative improvement of the real estate offer, but also aims at a reorganization of social problems, which, for too many years, have literally crushed the possibility of development of the country itself.
Social inequality, combined with the critical situation, according to the leading experts in the sector, will come with due timescales exceeded, if of course this program (and others) will be completed.
The representative of this action, as well as the executive director of the same, the mayor of the city, Masina, said that this forced expropriation is forced. But this is a decision aimed at safeguarding guarantee, to share a good like the land, to achieve a profitable market balance for all economic sectors.
In fact, in many countries, real estate represents 60% of GDP, which means that an improvement in this area would greatly help the South African economy.
What we can therefore hope for is that this program can be carried out in a virtuous manner, without unnecessary political problems. But above all, it is hoped that a wonderful, warm and welcoming land can return to shine with its own light, thanks to the incredible strength with which it is endowed.
