‘’ Urban Regreeneration ‘’: a protocol for sustainable real estate efficiency

This manifesto was promoted in Italy by Habitami Energy & Building Advisor - a green marketing and environmental communication agency, which has created a bridge with the main institutions, associations and stakeholders. By creating a real guarantee protocol, this initiative has thus inaugurated its own energy redevelopment campaign.
The object of this contract lies in the identification, design and construction of new buildings, equipped with all the indoor comforts integrated with energy-saving systems to reduce consumption, guarantee environmental well-being and, of course, increase the immovable value of the same building .
What are the steps to take to be able to join this project?
Here are the various steps to follow if you intend to follow the ‘’ green ’route:
1. Building monitoring
Performed by a consultant, all the basic information of the building is collected, paying particular attention to the costs and consumption of the last 3/5 years, to the state of the plants and to the so-called '' casing '', including facades, roofing, doors and windows, insulation .
2. Energy diagnosis
The second phase involves a real diagnosis of the structure.
Carried out by an EGE - Expert in energy management independent of the general contractor
3. Use of environmental energy protocols
This step is not mandatory, but it is strongly recommended to take note of the protocols guaranteeing environmental protection in order to obtain the environmental energy sustainability certificate more easily
4. Integrated design and construction supervision
This phase is assigned to a team of specialists, who take responsibility for the construction supervision on site.
5. Smart technologies & Building solutions
Materials and technologies, typical of the green sector, must have proven performance values (DoP Declaration of Performance - CE marking etc.) and, no less important, be in line with the declaration of conformity for correct installation.
6. EPC contract
Energy Performance Contract: energy performance guarantee contract. This is the final part of the first real estate revolution process.
7. Tax bonuses and economic incentives
At the end of these first actions, an economic-financial control takes place, about the incentives to be requested in relation to the type of targeted interventions.
8. Sustainable Finance
If necessary, the request for financing can be presented for the entire operation with Green Loans - Loans - to guarantee the return of the financial requirement, start up to 15 years.
9. General Contractor
Verification and selection of maintenance technicians - ESCo - by the various expert plant engineering companies in the green sector
10. Energy certification
Last but not least phase is the analysis of the energy situation, carried out by an experienced and above all independent professional technician, to verify the successful completion of the intervention.
