Well, according to the surveys carried out by the leading experts in the sector, what leaves the real estate enthusiasts a bit perplexed, is given by the very strong increase in sales despite the enormous increase in house prices in these areas.
Despite the slight depression that has affected both the country in general, but also the real estate sector, the tenacious increase in interest in these areas has reached 10% more than in previous years.
What are the most prosperous real estate markets?
Well positioned in this ranking we identify Sirmione, where the values remain unchanged and to grow is the demand for homes capable of producing income in the long term, therefore of historical importance with the ability to maintain a high value in the market. Generally we talk about investors who need apartments that fluctuate (in terms of prices) from 120,000 euros to 230,000 euros, often rented for a maximum of 700 euros per month. Most transactions (for sales contracts) are concentrated in the Laguna and Colombare areas, particularly appreciated and enhanced by the presence of beaches and state-of-the-art and equipped accommodation facilities. The average values? We are talking about 2,000 euros per square meter.
Desenzano del Garda, on the other hand, has an investment ceiling of around € 250,000 for standard studios. Compared to Sirmione the increase in demand from the demand side has encouraged the increase in prices (basic already high compared to the Italian average).
The maximum ceiling is around 4,000 euros per square meter.
