Italy: because the value of homes on Lake Garda is worth more.

It is known, Italy always has that undisputed fascination, both for the landscape beauties but also for the history that, still today, is present in every where.
Different in all its extension, it has always received considerable success and appreciation from tourists. But not only . Lately investors are focusing mainly on cities of art, of which the Peninsula abounds.

 Whether it's Rome, Venice or Florence, it doesn't matter. In order to live in a context that at any time reminds its citizens how much Western culture in Italy was preponderant and present, investors are willing to spend even astronomical figures in order to appropriate a property.

Signing up to a lease became demodé. In vogue, at the moment it is the contract of sale. Among the most desired markets, it emerges as a geographical area, the one limited to Lake Garda. According to a 'statistical survey, in fact, Desenzano, Padenghe, Moniga and Salò emerge from the most sought after locations. It would seem a normal situation at first sight. But where is the peculiarity of this phenomenon? Well, according to the surveys carried out by the leading experts in the sector, what leaves the real estate enthusiasts a bit perplexed, is given by the very strong increase in sales despite the enormous increase in house prices in these areas.

Despite the slight depression that has affected both the country in general, but also the real estate sector, the tenacious increase in interest in these areas has reached 10% more than in previous years.

What are the most prosperous real estate markets?
Well positioned in this ranking we identify Sirmione, where the values ​​remain unchanged and to grow is the demand for homes capable of producing income in the long term, therefore of historical importance with the ability to maintain a high value in the market. Generally we talk about investors who need apartments that fluctuate (in terms of prices) from 120,000 euros to 230,000 euros, often rented for a maximum of 700 euros per month. Most transactions (for sales contracts) are concentrated in the Laguna and Colombare areas, particularly appreciated and enhanced by the presence of beaches and state-of-the-art and equipped accommodation facilities. The average values? We are talking about 2,000 euros per square meter.

Desenzano del Garda, on the other hand, has an investment ceiling of around € 250,000 for standard studios. Compared to Sirmione the increase in demand from the demand side has encouraged the increase in prices (basic already high compared to the Italian average).
The maximum ceiling is around 4,000 euros per square meter.

But let's not forget the markets of Padenghe, Moniga and Salò, which base their offers on a minimum of 1,600 euros per square meter.
