The Afghan real estate market: total chaos
Afghanistan, devastated for decades by internal wars, is the cradle of about 30 million inhabitants who, unfortunately, live in conditions of absolute poverty. The twenty-third place is occupied by this land in the ranking published by Global Finance magazine of the countries with the highest level of poverty and misery, while for Transparency International, Afghanistan is one of the most corrupt nations in the world.
The US has always warned those interested in buying a property in Afghanistan, precisely for these elements undoubtedly decisive and that bring a 'less than positive sense to this nation. In addition, it should be noted that Afghanistan remains one of the largest producers of drugs.
But now we come to the sphere that interests us most, that is the one relating to the real estate market. Without doubt, one of the main prerogatives that characterize the Afghan brick is given by its chaotic and confusing nature. There is no land registration system and almost all transactions (82%) occur without being controlled and documented.
This is why situations occur in which the same plot of land turns out to be owned by different buyers and, obviously, the jurisdiction, without the right documentation, can not solve the countless disputes that arise.
Hand in hand with this serious lack, illegal construction also travels. According to the ARAZI, about two-thirds of the residential properties in the major cities and regions of the nation have been illegally constructed. A standard permit to build a property from scratch requires 12 months to be granted, while its monetary value is equal to 80% of the property. It is therefore easy to understand the motivations behind the 'real estate' evasion. In spite of everything, however, the authorities have tried to solve and solve this scourge, but without success. And the cost of real estate? According to the International Monetary Fund, in 2010 90% of investments came from abroad. But the question is another. Why? For the low, indeed, very low cost of the properties, which have contributed from 2000 to 2017 to the building boom in this land, enlivened above all thanks to the capitals of illustrious figures employed in the various international embassies. But the question, despite the United States trying to avert it, does not seem to stop. The population continues to increase and for obvious reasons we need to find accommodation.
For what concerns (in detail) the prices per square meter, we are talking about figures that are around 300 to 1500 dollars, while the rents start from $ 50 per month up to a maximum limit of 700 dollars, depending on the size.
