Property prices increase dramatically: the strange case of Finland

Excellent educational system, impeccable services, quality of life among the highest. We could continue indefinitely ... when we talk about Finland. It seems that this country is so perfect, so much to create a strong and heartfelt competition with the US in many ways.

Yet, this excess in positive has penalized and still penalizes a sector of this nation: that of real estate.

According to the Economist's annual report, finding a home in Helsinki turns out to be extremely expensive, so much so that potential buyers can change their minds as they begin to cope with the stratospheric prices of this state.



In Finland there are about 2.6 million homes, 40% of which is single-family.

The Finnish demographic transformation has greatly influenced the supply, so much so that it reaches a frightening result: fewer foreigners are interested in investing in the Finnish brick.



Although the construction sector has increased considerably, the offer has been concentrated in the capital area, making it so complicated to take ownership of a property at favorable prices.



Indeed, the greater the need to build new homes, the greater the cost to be incurred.

The prices of real estate sales oscillate around 6 thousand euro per square meter, so that there seems to be no distinction between the average low and the luxury residential market.



And that's not all. The forecasts indicate a constant and probably unstoppable increase in prices (also guaranteed by the wealth of the nation and the high quality of life, by the undisputed value).



Let's see in detail the most luxurious areas.

The district of Lautasari, an island surrounded by greenery in the Baltic, starts at 18 thousand euros.

Here there are single-family houses and villas, also modern and recently built, some of them with a private dock to moor your boat.



Inland instead, the ancient houses of the last century, start from 10,000 euros per square meter.

Can we talk about a speculative bubble? This is not yet clear, but certainly, the situation is far from convenient for small investors who want a small corner of peace in Finland.
