Touring around different neighborhoods and going through open houses, allow the buyer to get a feel of the space and the house, before potentially buying it. Not only is it informative to see different real estate properties in different areas, but also you are using your time productively. Of course you might have noisy neighbors who have been trying to peak in your house for years- unfortunately, with an open house, there really is no way to prevent this from happening.

When touring open houses, you are looking at different places more so as a product on the market. There is no pressure when going through an open house as you can wander around and take as long as you want. This also gives people a chance to see how others decorate their home and make use of their space. I am not saying you should go to open houses with the intent of finding new interior decorating ideas, but many get inspired this way and of course are interesting in potentially buying the property, to begin with.

Time is money and money is time so don’t waste your time going through properties that you are not interested in. Carefully choose which properties you like the best and spend enough time looking them over. Overloading yourself with too many places to view will only end in confusion and an overload of information to grasp. Plan out your visits and create a plan. Make sure you have a list of everything you want in a home. Bring that list with you so you can check everything off and go over the details later. This will give you a better idea of the places you went through and which place had what. It’s also important to have some questions you want to ask your agent ahead of time. These questions should pertain to any inquiries you have about the property and any useful information that could help you make an informative decision.

 

When you first walk through the doors at an open house, do a 360 overview of the area, and form your initial first impressions. How do you feel when you walk through the doors? Could you see yourself and your family (if applicable) live in this space? If going through the house a second time would be beneficial, you can always set up another viewing. Sometimes you don’t think of things to ask or to see because you are in the moment, so a second walkthrough is usually beneficial.

 

Once you realize that you have found the place of your dreams, ask a few questions just to make sure. Ask about the utilities, the taxes, the fees associated with the condo or house and how everything is paid. Whether you pay it monthly, bi-monthly, quarterly- it’s all relevant information that will help you out down the road. Figure out if the property will need any repairs or when the home was last inspected. Also, if this property will be used as a rental property, find out a bit about the income potential and how much your expenses will be. Information is key when making a lifetime decision.
