Rentals in Spain: the price collapse

At the beginning of the year, Spain boasted an impressive increase in rental demand.
Many investors have been eager to find an apartment in Spain. They opted for a lease.
The situation has totally changed after a few months.
The current rental price decreased by 1.4% during the third quarter despite the widespread conviction of a housing bubble that actually does not exist.
Why this sudden change of prices in the renter market?
According to experts in these cases, the changes derive from a misalignment between supply and demand.
At the end of the summer, Spain was the protagonist of a phenomenon of general lowering of prices, with a strong resonance especially in the big cities.
The solutions proposed by the government to remedy this deadlock are varied.
The most accredited and applicable would be realized by building 20,000 homes for rent.
This would result in an increase in supply and a flattening of the demand curve.
Another solution is given by a better social policy that provides incentives for empty houses on the Spanish market.
Such as ? Through regulatory plans and tax programs that amortize the costs incurred by the owners to allow the latter to rent with greater economic tranquility.

Which are the prices ?
As for Barcelona, prices for an apartment with a large outdoor garden start at 400 euros a month.
If you do not want to give up a sea view instead, with 1000 euros per month you can occupy an attic equipped with all comforts.

Moving instead inland, and breathe the colors and the Spanish tradition for excitement, one can not but think of Madrid, the beating heart of Spain.
An apartment in the center, precisely in Plaza San Ginés, bright and connected perfectly thanks to public transport services, is around 500 euros a month.

While for a property in the Sol area, starting from € 1400 per month.
One of the most historic streets of Madrid, Calle del Arenal, can be experienced at the '' modico '' price of 1,100 euros per month.
All in all in the two most representative cities of Spain, prices are quite low if you think that only at the beginning of the year, they could even reach peaks of twice the reported value.

In the less known but perfectly connected areas, it is possible to identify and sign leases even starting from 150 euros per month.

This seems to be the ideal time for those who need a home in Spain without having to invest too much.
