German construction: the boom in 2018.

After being separated for 28 years from the '' Berlin Wall '', Germany has redeemed itself both from a social and economic point of view, becoming today one of the most internationally renowned powers. The progress began immediately, touching the peak of success from a building point of view in 1995, with the reconstruction of East Berlin: 603 thousand built apartments, with an annexed structural crisis that has halved the jobs in the sector.

In the following years - less brilliant precisely because of the aforementioned phase - the number of new apartments has dropped incessantly, to touch the 160 thousand units of 2009. From 2009 to 2012 - in a period of monetary crisis - the slow recovery has led to the achievement of a higher level, rising about 20%.

According to the note communicated in early July by the Statistische Bundesamt, in 2012 about 200,600 apartments were erected: 10% more than in 2013, where the "plus" was 15%. And here the demographic situation greatly influences the economy: with the arrival in Germany of about 1 million refugees in 2016, the demand has reached exorbitant levels. The latter, associated with a contribution of 15 billion euros from the government to restore roads and bridges, has considerably increased the sales of the construction sector by 2.3%, touching in 2017 the 235 billion euros.

The IFO (Institute for Economic Research - Munich) found that in those years the citizens invested their savings considerably in real estate, as the ECB's low interest rates pushed more and more Germans to choose land investment rather than the normal savings accounts.

It is estimated that only about 300 thousand apartments have been completed in 2016, with employment in the sector of 790 thousand employees, 10% more than in 2009. In the first quarter of 2017, the turnover of German construction, they scored + 14.3% on an annual basis.

But that is not all.

The growth also had rebates in terms of hiring in real estate, reaching 3.5% more than the previous year. An unstoppable growth that has not stopped in 2017, but that continues today even exceeding all expectations. According to the Federation of the German Construction Industry, turnover increased by 7.8% in the first half, while commercial construction puts the turbo, beating residential rates in progress.

Here, too, data for the first six months are clear: + 9.8% increase in turnover and 11% increase in orders. Figures for public buildings are slightly lower, with a turnover growth of 6% and an increase in orders of 5%. However high levels that represent only one sector of one of the most influential states in our time.

The new buildings will continue to grow again in 2019 at a rate of 7 percent. Improvement, but at lower levels, also the restructuring with a 2% increase compared to 2017. Going into detail, the construction of residential units is estimated to rise by 3.3% while the non-residential 2.7%. All this is attributable to the good financial juncture of Germany and the high demand for housing units imposed by the need to find accommodation for newly arrived emigrants.
